Overall, the home was in livable condition, but normal wear, pets and a few problem areas meant it needed some work.
The interior needed fresh paint and flooring in several areas. There were two soft spots in the kitchen, one beneath the refrigerator from an old leak and another along the wall. One bedroom need a new floor covering, while another needed its carpet replaced.
Outside, the home primarily needed cleaning and cosmetic work, including pressure washing and fresh paint on the front door.

The seller had already lined up a rental and was preparing to move. That created a practical deadline: They needed enough time to move their belongings out while also getting the mobile home sold so its removal could be coordinated with the sale of the property.

This Clayton had a factory built deck along one end of the home. Because of the additional weight due to alterations by the seller, portions of the siding and windows needed to be removed before the home could be prepared for transportation.

By the time they contacted us, they had already explored selling the home themselves and asked us to provide an offer.
How We Bought the Home
Step 1 – Photos and Initial Evaluation
We started by having the seller send us photographs of the doublewide. That gave us enough information about the home, its condition and the situation to determine whether it was something we were interested in purchasing.
Based on that information, we put together an all-cash offer.
Step 2 – In-Person Walk-Through
Two days later, we met the seller at the property in Bulls Gap and walked through the home in person.
The seller needed approximately two weeks to finish moving into their rental. They also needed to obtain replacement copies of the mobile home’s titles before the sale could be completed.
Rather than forcing the seller into our timeline, we wrote a straightforward purchase agreement that gave them the time they needed to move and obtain the replacement titles.
Step 3 – Closing Two Weeks Later
Approximately two weeks after our first conversation, the seller had moved out and the replacement titles were available.
We met again at the property, completed the transaction and paid the seller on the spot with a cashier’s check.
From the first conversation to purchase, the entire process took approximately two weeks and that timeline was based primarily on what the seller needed.
Why This Sale Was Different From Finding Another Private Buyer
The seller had already shown that there was interest in the home. The problem was getting an interested buyer all the way to finishing the purchase.

Buyers have to account for preparing the home for transportation, moving both sections, setting the home at another location and completing the required installation work.
In this situation, those considerations had already caused multiple potential buyers to walk away.
The seller ultimately chose an offer that gave them a defined sale, enough time to move into their rental, and a buyer who understood that the double wide would need to be removed from the property.
